UP to 70 new jobs are set to be created after the green light was given to build a pub on
a patch of wasteland in Ipswich.

Marston’s Inns and Taverns has been given permission to start the redevelopment of the site near the River Gipping on the corner of Yarmouth Road and London Road.

The site, opposite the BMW garage, is the former Lankester’s Conservatories premises but is currently a concrete eyesore and has become rather overgrown.

The pub will have a
floor space of 816sq m and will also have a first-floor manager’s flat for staff accommodation.

A car park with 63 spaces would be built alongside the pub and access to and from the site would be widened and improved.

Architects JWA prepared the application for Marston’s and said the aim would be to give the appearance that the building had been developed over time and employ architectural elements to keep the building to a domestic scale.

The plans were approved at the borough council’s planning and development committee this week, subject to a string of conditions.

The conditions cover a range of issues relating to the project, including landscaping, flood risk assessment, archaeological studies and access.

  • Marstons built and operate The Raven on Ravenswood. Nobody else was interested in opening a pub there, and local Residents' Group sought out potential operators as they wanted a pub, which was in original planning brief. Marstons successfully operate a pub on Ravenswood where others didn't want to. Good luck to them at this new location.

  • It is not just a pub as the headline and report suggests. The application is for a pub - restaurant. I would have thought that the amount of people to be employed at this establishment would have made this clear to all but the most negative of people. Nick Ward got it right. A good use of an unsightly piece of waste ground ... and, even better, more jobs for people.

  • To Toby P: You beat me to it. Another case of the council packing off a problem area to the first developer baloney that comes along? No local community to draw on for customers, either. Add to that, having to have access on one of the slowest, narrowest, most clogged junctions in Ipswich - it's as mad as the original idea of a fire station. The road layout will be interesting to say the least....a plethora of their favoured traffic lights ??

  • Building a new pub?. They must be stark raving mad.With beer at over three quid a pint and no smoking most of the current pubs are closing down or converted to flats.There used to be two pubs right opposite, the Ipswich Arms and the Royal William, they were there for years but were replaced by a German supermarket.
