‘Happy Days’ could be yours – for an eye watering price.

In Southwold, a beach hut by that title is on the market with offers in excess of £100,000, although potential buyers will only be able to own it for 30 years.

Estate agents Durrants, who are based in the town, describe the hut on their website as “predominantly white with fitted floor cupboards, corner cupboard, two ring calor gas stove with grill, two fold down tables and useful additional storage space above the veranda”.

The website also says that the beach hut is “approached through fully opening half glazed double doors to a delightful interior”.

Happy Days is located on Gun Hill, near the Queen’s Road. It comes with a 30-year lease.

Lisa Brown, negotiator for Durrants, who are selling the hut, said: “We had one on the market about six or seven months ago with offers above £100,000.

“It’s very difficult to say what it will sell for, it’s a tricky one.

“It seems they are going to be around £100,000.

“We do have a lot of buyers from London, it’s a nice contrast from the hustle and bustle I suppose.

“But more recently we have had people buying from East Anglia. People with holiday homes also like to have a beach hut as well.

“North of the pier they range from £50,000 and rise and as you go South of the pier they rise to £60,000, £70,000 and as you go up to Gun Hill they reach £100,000.

“It’s amazing. It’s a unique thing.

“It’s £100,000 for a shed, but it’s a shed with a sea view.”

Miss Brown also added that there is a waiting list for beach huts on Gun Hill, and said that a lot of the time beach huts change hands privately.

Whoever buys the beach hut will also pay an yearly rent charge, which is £720, but is reviewed annually.

It is also subject to other rates and charges.

Miss Brown said that there have been enquiries, but no more than when beach huts in the Gun Hill area go on the market.

Richard Bannister, owner of Bannisters in Felixstowe, who sell beach huts in the town said: “A prime location here is in front of the Spa Pavilion, they sell there for around £12,500.

“£7,500 is an average price in Felixstowe.

“The huts are slightly larger in Southwold, and the market sets its own price, it’s supply and demand.

“It’s a luxury item that surprisingly people are willing to pay so they can have a little bit of heaven by the sea.”

Ken Waters, Chairman of the Southwold Beach Hut Owners Association, said: “It’s supply and demand.

“Very few change hands. If you have people who want one they will pay for it.

“They have been around this price for the last year or so, two or three have gone.

“I’m not sure there’s any specific reason for it.

“But they are a lovely thing to have. It’s just one of those things that suits families perfectly.”
