A historic property in the centre of Sudbury has come up for sale at a guide price of £895,000.

“2 King Street is arguably one of Sudbury’s best Regency houses and it comes to the market as a residential dwelling for the first time since 1930,” said Henry Perrins, managing director of sole selling agents David Burr.

The semi-detached townhouse is situated in a central location just off the market square adjacent to St Peter’s Church and is finished in a Suffolk gault brick with a Georgian façade including a portico with Doric columns.

The property was built in 1816 by Thomas Jones, the then Mayor of Sudbury, who was referenced by Dickens in ‘The Pickwick Papers’ and ultimately served six terms in office. It has since undergone various changes in use, from a wine merchant (evident from the property’s cellar, which offers further conversion potential subject to consent) to an accountants’ offices.

Number 2 has been converted into a residential dwelling through a programme of restoration by the current owner, which was carried out in close collaboration with English Heritage, the local authority and the Sudbury Historical Society.

The end result is a one-of-a-kind town house with accommodation over three storeys and a high-end finish, displaying a number of original period features while providing contemporary conveniences ideal for modern life.

A Georgian staircase with mahogany handrail unfurls the full height of the house from an impressive entrance hall, which is bathed in light. High ceilings can be found throughout the ground floor, with deep skirting, picture rails, ornate cornicing and a marble fireplace with Victorian insert.

The drawing room, which is to the right of the entrance hall, also benefits from original fitted shutters to ensure a high degree of privacy and double doors lead through to a formal dining room with butler’s pantry.

The kitchen, which is to the left of an inner hallway, has been finished with quartz work surfaces and has a central island, a number of fitted appliances and a pantry cupboard.

On the first and second floors, there are a total of six bedrooms, the master with a ‘Jack-and-Jill’ en suite containing a free-standing bath, double sink and large walk-in shower. Bedroom four also benefits from a private en suite, making it ideal for use as a guest bedroom. A family bathroom with roll-top bath and shower serves the three bedrooms on the second floor.

The cellars feature exposed brick and timbers and contains a brand new, state-of-the-art gas-fired central heating system.

With three main rooms and further storage areas there is the potential to utilise these rooms as further accommodation, as a cinema room, home gym or studio for example. One area benefits from plenty of natural light through wood and glass panel doors, which open onto the driveway.

Outside, the property is accessible via a private driveway to the right-hand side of the house, which opens onto a large area of off-road parking suitable for a number of vehicles.

The rear garden has been landscaped and planted with a diverse variety of plants, flowers, shrubs and hedging with the further benefit of up-lighting. The bespoke fencing and traditional walled section make for a secluded and private garden in the heart of the town centre. A stone paved terrace provides an elevated area of seating adjacent to the property.
