Betfred has snapped up a former betting shop in Ipswich town centre in an off-market deal.

The bookmaker has signed a 10-year lease for premises at 22 Upper Brook Street which was previously occupied by William Hill.

Estate agents Beane Wass & Box - which acted on behalf of private clients Arbnor Ltd  - said it had secured the letting with Done Brothers (Cash Betting) Ltd which trades as Betfred.

Rent will start at £26k a year plus VAT and the lease is subject to a five-year break clause with a short rent-free period, it said.

Agent Richard Bertram of Beane Wass & Box said  he was "pleased" to be able to conclude the transaction and hoped it demonstrated that "there are now many encouraging signs of renewed confidence and activity in the retail market".

David Williams of Emmanuel Jones in Cardiff acted on behalf of new tenants Done Brothers.
