A five-bedroom home set in over seven acres of Suffolk countryside has come up for sale in Blaxhall near Woodbridge for £1.25m.

The property’s original structure dates back to the 17th century, although it was remodelled in the 19th and 20th centuries and parts of the building were later used as a workshop and forge.

The building was awarded Grade II listed status in 1984 and is now for sale with estate agents Fenn Wright, which says it offers “exceptional accommodation” including a self-contained two-bedroom annexe.

The property is accessed by a door and glazed porch at the front, which leads into an entrance lobby with stairs rising to the first floor.

To the right of the lobby sits a kitchen and breakfast room, which has been tastefully decorated in a farmhouse style and includes a selection of painted units, granite worktops and a ceramic sink. It is also equipped with an oil-fired Aga and has space for an electric oven and fridge, with a wood burner neatly tucked into the corner.

A well-fitted utility space sits just off the kitchen, which leads into both The Forge – the original part of the house – and The Travis which is in part of the old stables and has since been converted into a workshop.

Elsewhere, the property has an impressive 21ft sitting room and a separate dining room and study, which provides direct access to the garden and leads into a ground-floor shower room.

The self-contained annexe is accessed through the study and “provides the perfect opportunity for multi-generational living,” according to a spokesperson for Fenn Wright, as it has its own entrance lobby and sitting room, which adjoins the main house.

The annexe kitchen has also been well-fitted and has space for a fridge and freezer, as well as a shelved pantry, and a further room could also be used as dining space.

The annexe bathroom is also well-fitted with a four-piece suite and, upstairs, there are two bedrooms – one of which also links to the first-floor living space of the main house, where three further bedrooms are served by a family bathroom with a roll-top tub.

Outside, the grounds extend to over seven acres, with several outbuildings and stables also included in the sale.

The main rear garden is securely fenced and mostly laid to lawn, with a variety of mature shrubs, trees, raised beds and an orchard, and there is also a separate garden to the annexe.

Two driveways provide ample off-road parking – with one servicing the main house and the other the annexe – and there are also two paddocks. One has previously been used as a caravan holiday destination, with five caravan hook-ups and an outside water supply.
