An "idyllic" arable farm down a secluded private track and set on the edge of Thetford Forest has hit the market with a price tag of £2.2m.

Field Barn Farm at Weeting, near Brandon, is set in 154 acres and comes with a two or three bedroom barn-style home called Field Cottage.

This was converted from a pair of cottages in 2009 to a high standard, say agents Cheffins.

Another traditional 19th century brick barn and stables have planning permission for conversion into a three-bedroom house, and there are two additional large general-purpose buildings on the farm.

To the rear are two grass paddocks ringed by post and rail fencing and extending to 1.5 acres.

These lead on to a 151-acre field surrounding the house and farm buildings.

The Grade 3 land is suitable for growing cereals, sugar beet and carrots.

The property is available as a whole or in two lots, with lot one comprising Field Cottage, 19th century brick barn and stables, two agricultural buildings and two grass paddocks and the second lot  consisting of the single 152-acre arable field.

Cheffins director Jonathan Stiff - who is head of its rural division at Cheffins - said his agents had seen a significant uplift in demand for farmland as buyers entering the market rise. However, supply remains tight, he added.

“Field Barn Farm is set in one of the most scenic locations in East Anglia, right within Thetford Forest," he said.

"This sale provides an opportunity for someone looking for a secluded and private home with scope for further extension or someone looking for a lifestyle farm or equestrian property or it could even provide an unusual development opportunity."

Because of the lack of supply, typical farmer buyers looking to expand their operations were vying with investor and lifestyle buyers looking to leave the city and "live the good life", he said.

"Field Barn Farm fits all of these criteria and will suit a range of people.".

Field Barn Farm lies around one mile from the village. The house - which has an EPC rating of A - has a farmhouse style kitchen, a study, a cloakroom, a living room with a woodburner, a utility room and underfloor heating throughout.

It is off-grid with electricity provided from solar panels and water from a private borehole.
