£8million investment will bring 130,000sq ft of new warehouse and industrial space

Ipswich will see its first new significant warehouse and industrial development for several years take shape on Ransomes Europark within the next 12 months.

Development and investment company CEG submitted a planning application recently for Central Park, a prominent new scheme to be built on Central Avenue at Ransomes Europark, just over half a mile from the A14 and less than ten miles from Felixstowe Port, which is to the east.

The development will total 130,000 sq ft (12,000 sq m) of warehouse and industrial accommodation with well-configured yard space with designated HGV and car parking.

CEG manage a UK portfolio extending to almost 12 million sq ft of built space and a further 24,000 acres of development land. Central Park will be one of two new industrial /warehouse schemes they are currently developing in the UK, the focus being on delivering high quality, efficient business space.

Rachel FitzGerald of CEG said: “The recent level of interest in two of CEG’s secondhand units on Ransomes has prompted us to propel Central Park forward. We are very excited to be building the first new speculative business park in Ipswich in over a decade and the team is working hard to deliver the highest quality space available. We envisage construction beginning in Summer 2016.”

Alistair Mitchell of joint letting agents Fenn Wright said: “There is a significant level of pent-up demand for warehouse and industrial accommodation in the Ipswich market. We are already receiving a good number of enquiries from a wide range of potential occupiers. CEG have an excellent track record for delivering new developments. We are confident that this scheme will be a great success and a welcome addition to an area already regarded as Ipswich’s premier industrial estate.”

Martin Reader of joint agents Reader Commercial said: “Central Park will be an ideal solution for companies who are both image conscious and demanding of the highest calibre facilities. The site is in a prime position close to the entrance of Ransomes Europark.”
