Sutton Hall estate, near Woodbridge, offers a Grade II listed house sitting at the centre of the estate which boasts formal gardens and superb views over the adjacent parkland as well as more than 3.5 miles of river frontage and a private quay on the banks of the River Deben.

much as today, would have relied upon a diversity of enterprises including the grazing of cattle and sheep on pastures and marshes with arable cropping on the uplands.
In the late 1990s substantial investment was made in the construction of two winter storage reservoirs together with pumping equipment and underground irrigation. The current owners took over the running of the estate in 1992 and, since then, have both restored and modernised it. It is now presented as a diverse rural estate combining highly productive arable land, a whole farm irrigation system together with a wealth of residential assets and traditional buildings lining the northern banks of the River Deben.
The estate is for sale as a whole, as two estates or in up to 21 lots.
At the centre of the palatial estate is Sutton Hall, a Georgian house built in the early-mid nineteenth century which has been renovated throughout by the current owners.
