The estate has been owned by the Quilter family since the late 19tvcentury. Purchased by Sir Cuthbert Quilter as part of his Bawdsey Estate, centred around Bawdsey Manor, the overall estate was assembled over a period of about 20 years. At the start of the 1900s, the estate,
much as today, would have relied upon a diversity of enterprises including the grazing of cattle and sheep on pastures and marshes with arable cropping on the uplands.

In the late 1990s substantial investment was made in the construction of two winter storage reservoirs together with pumping equipment and underground irrigation. The current owners took over the running of the estate in 1992 and, since then, have both restored and modernised it. It is now presented as a diverse rural estate combining highly productive arable land, a whole farm irrigation system together with a wealth of residential assets and traditional buildings lining the northern banks of the River Deben.
The estate is for sale as a whole, as two estates or in up to 21 lots.
At the centre of the palatial estate is Sutton Hall, a Georgian house built in the early-mid nineteenth century which has been renovated throughout by the current owners. Sutton Hall extends to over 6,000 sq.ft. with a dining room and sitting room, a hand made fitted kitchen and a conservatory. Five principal bedrooms are accessed via a central staircase with three more bedrooms at the rear wing of the house.
Also for sale are 11 further residential properties including beautiful cottages and farmhouses on the estate, boasting superb views across the countryside and two barns which have planning permission.
George Bramley, selling the estate with agents Knight Frank, describes it as: “A diverse rural estate combining highly productive arable land, benefiting from a whole farm irrigation system and temperate coastal climate, together with a wealth of residential assets and traditional buildings lining the northern banks of the River Deben, accessible to Woodbridge and the Suffolk Coast.”
