The Tigers have been involved in complex negotiations with the Spanish club for the past six weeks over a move that would dwarf the club's previous record transfer fee of �5m that took Jimmy Bullard to the KC Stadium.
Real's insistence on a buy-back option is understood to have held up the talks but with agreement now reached, Brown's next task is to persuade the highly-rated striker that his future lies in the East Riding.
