A huge country home set in over 20 acres has come up for sale near Newmarket for £3.95m.

Underwood Hall is for sale with Savills and forms part of a larger estate, which has been owned by the same family for more than 100 years.

According to selling agent Lucy Banks, the property offers a “quite remarkable” position, enjoying an elevated yet rural setting on the outskirts of Westley Waterless, a small Cambridgeshire village near the Suffolk border.

“I was so surprised to find this amazing country house in such an incredible, quiet yet convenient location,” she says. “I love the grandeur and splendid proportions of the main reception rooms.

"The drawing room and principal bedroom suite are particularly special and the phenomenal amount of flexibility on offer, with an array of outbuildings and former golf course – what a special treat.”

The original property – which was known by the family as The Cottage – is thought to be Victorian, although considerable alterations and extensions have been made over the past 60 years.

In the 1970s, the house was extended on both sides, but to a greater extent on the right, which has increased the square footage over both floors. This now includes a beautifully proportioned drawing room, two ground-floor studies and a master bedroom with a bathroom, shower room and two dressing areas.

A porch was also added to the front, a children’s wing created at the rear and, more recently, a purpose-built games room linked to the main house, offering several cloakroom areas as well as a bar.

The result is an elegant yet versatile country house, which includes panelled doors, deep skirtings, cornicing and a variety of open fireplaces – including a particularly impressive wooden surround in the billiard room.

The accommodation throughout the main house flows beautifully and is packed with detail and even intrigue.

In the drawing room, for example, there are two ‘secret’ doors, each sitting either side of the huge marble fireplace, and leading into the library.

The space also provides access to the external glass elevator, which travels to the upper floor, and connects to the sitting room with two deep-shelved cupboards.

The dining room is just as elegant, overlooking the drive and grounds to the front and is fitted with a variety of bookcases. At the far end, it leads into the spacious kitchen/breakfast room, which has been fitted out with a range of cabinets and cupboards, as well as marble worktops, a central island – with its own warming oven and wine storage – and good-sized larder.

The rear wing of the house was added in the 1980s and includes a partially-vaulted games and billiard room, which has windows to four sides and access to the former pool. A cloakroom and bar area complete the ground floor.

The master bedroom is located on the first floor and enjoys lovely garden views, as well as an en suite bathroom, shower area and two dressing rooms – including one which links to the glass elevator outside.

Three further bedrooms sit at the front of the house, including one with an en suite bathroom and dressing area, and to the rear of the landing there is a good-sized family bathroom.

Another bedroom suite is situated to the rear, which leads to the side wing of two bedrooms, two bathrooms and a separate cloakroom, and the upper floor can be accessed by the main landing, leading to a twin room and smaller en suite bedroom.

The property sits in over 20 acres of gardens and grounds, including mature woodland, a tennis court and a former golf course. The sale also includes a variety of outbuildings, including a separate studio and coach house.

A Grade II listed barn, which sits in over an acre and a half, is also included and could be converted to offer even further potential.
