Plans for the first phase in a 500-house development near Newmarket have been given the go-ahead, with construction set to start early this year.

Land to the south-west of Station Road in Kennett was previously given outline planning permission for up to 500 homes by East Cambridgeshire Council in 2019.

This latest decision will allow developers Bellway Eastern Counties to build 328 houses on this site, including one- and two-bedroom apartments and two-, three- and four- bedroom houses.

Of these 328 dwellings, 93 will be affordable homes available for rent or shared ownership, 30 of which will be managed by the Kennett Community Land Trust.

The plans include over 30 acres of landscaped public open space, including a village green, children's play areas, village centre, care home, primary school and an enterprise park.

The homes are also being built as sustainable properties, heated by low-carbon heat pumps and solar panels.

Construction on this first phase of 328 houses is due to start early this year, with sales of the first homes being launched in autumn 2023.
