A ‘Suffolk pink’ house dating back to the 16th century has come up for sale in Hoxne near Eye for £975,000 – with sellings agents Savills describing it as an “enchanting” family home.

Gate House Farm is set in just over two and a half acres of Suffolk countryside and comes with delightful gardens and a paddock.

The main house is Grade II star-listed – meaning it is of special architectural or historical interest – and constructed of a timber frame thought to date back to the 16th century.

A service wing was added to the property in the 17th century, giving it its L-shaped layout, and further additions were made in the 20th century.

It was restored between 1975-1985, but despite its age, the farmhouse still retains many unique period features, including three large original windows to the rear, which feature fine roll-moulded mullions and, according to the listing details, are in an “unusually good state of preservation.”

Gate House Farm has been in the same family for the past 45 years, during which the current owners have restored, maintained and modernised the house.

Savills’ property agent, Alexander McNab, says: “I love the bright, well-proportioned rooms with fascinating and unique period features.”

Internally, the accommodation flows well and offers elegantly proportioned rooms with good ceiling heights.

Particular highlights include the spacious, light-filled drawing room which has windows to two sides and exposed woodwork which displays evidence of markings unique to the Hoxne area.

Historically, the village has been the location of two significant archaeological discoveries, including the Hoxne Hoard, uncovered in 1992, which is the largest collection of late Roman gold and silver found in Britain and now on display in the British Museum.

The drawing room also boasts a charming chimneypiece with an inset wood-burning stove, and the dining room is similarly proportioned, also boasting lovely examples of exposed beams and timbers.

Beyond the drawing room there is a good-sized kitchen/breakfast room, which is fitted with an AGA and a separate hob and offers plenty of worktop and storage space. The former dairy, located off the rear, is currently used as a utility space, and there is also a pantry.

Upstairs, five well-proportioned bedrooms and two bathrooms are located off a generous landing, and the second floor provides a further bedroom and office.

Gate House Farm is set in around 2.6 acres and includes areas of lawn, paddocks and courtyards – including one which sits immediately to the rear of the house and is ideal for al fresco dining.

There is also ample parking to the front of the property.
