Eight Suffolk farm plots totalling £6m hit market in autumn

Millions of pounds worth of farmland across eight different sites in Suffolk is set to hit the market later this month.

The huge sale of separate and distinct plots across the county is being conducted through agents Clarke and Simpson and is expected to attract widespread interest.

In all, the combined acreage of the plots for sale is 565 acres with a total guide price of £6m.

The plots span Mendlesham, Stradbroke, Framlingham, Eye and Woodbridge and range in size from 13 acres to 155 acres.

The biggest of the eight is a 155 acre (63 ha) area of land at Ashes Farm, Mendlesham, near  Stowmarket, with a guide price of £1,630,000.

Next comes a 121 acre plot (49ha) at Athelington, near Stradbroke, valued at around £1,275,000.

Others include 89 acres (36ha) at Sweffling, near Framlingham, with a guide of £965,000, 67 acres (27ha) at Wickham Skeith, near Eye, up for around £685,000 and 38 acres (16ha) at Brabling Green, Framlingham, with a guide of £400k.

There are two separate plots at Clopton, near Woodbridge - 54 acres (22ha) at Green Farm, valued at around £565k and 28 acres (11ha) at Shop Road with a guide of £300k.

The smallest is plot is at Hoo, near Woodbridge, which spans 13 acres (5ha) and comes with a guide price tag of £150k.

Oliver Holloway, partner at Clarke & Simpson, said the sales were the result of numerous different circumstances from restructures to deaths and would offer a window into the current state of the farmland market.

“Clarke and Simpson is delighted to have been instructed to offer for sale these eight individual blocks of arable land throughout Suffolk," he said.

"The sales have been generated by a variety of reasons, but include instructions from deceased estates and farms that are restructuring."

The Mendlesham land said being offered up as one or two lots. The first is a 117-acre block of arable land to the south  of Ashes Farm and comprising six arable fields with a guide of £1,225k.

The fields are "well defined with mature trees, hedgerows and ditches" around the perimeter of most sides, said Clarke and Simpson.

"The land has been farmed in hand to a high standard and has typically been in a white straw rotation of wheat, barley, oilseed rape and beans. It should be highlighted that the land is extremely 'clean' with very little blackgrass," it added.

The second lot of 38 acres , which is being offered up at £405k, lies to the north of the farm and comprises one "excellent" arable field - again with mature trees, hedgerows and ditches around it.

Despite the tough economic outlook in the UK - including rates rises and a costs crisis - the farmland market has been resilient, said Mr Holloway.

“Clarke & Simpson have seen strong activity in the land market in 2023, having already been involved in the sale and purchase of a number of sales throughout East Anglia, totalling some 2,500 acres.

"We have seen signs of slower growth in recent months, but despite rising interest and inflation rates, the land market remains robust and there continues to be a lack of supply to match regional demand. 

“The exciting launch of these eight individual properties will be a very good gauge of the farmland market leading into the autumn.

"Having already had good initial interest, we are confident that the land will appeal to a wide audience of potential purchasers and will generate good interest."
