A striking three-storey Georgian property with sweeping interiors and a private walled garden has come up for sale at a guide price of £2.25 million.

East House is located in Hadleigh, near Ipswich, and although the five-bed townhouse is positioned on George Street, just a stone’s throw from the town’s high street, its grandiose appearance and impressive scale could lead you to believe that it was lifted straight out of a country estate.

Selling agents Jackson-Stops said: “East House is a classic Grade II listed Georgian fronted property, with large-scale Victorian additions overlooking the landscaped gardens and located within the historic core of Hadleigh, Suffolk.

“Renovated, restored and refurbished to the very highest standard, the property presents elegant and tasteful accommodation throughout.”

Dating back to the 16th century, East House has a fascinating history to share. At one point, it housed the Hadleigh grammar school, as well as a community centre and, during the Second World War, it hosted London evacuees, including Violet Kray, her son Charles and the infamous twins Ronald and Reginald.

The property is listed as a building of note in Bentley & Pevsner’s ‘The Buildings of England’, and its sensitive restoration along with the reconstruction of the boundary wall were recognised by The Hadleigh Society with 2019's Noel Turner Award.

East House is entered through a six-panel front door under a porch supported by ionic columns, and opens into the enormous double entrance hall with a galleried landing and roof light above.

There are stunning architectural features throughout including panelling, deep cornicing, decorative ceilings and fireplaces.

Immediately off the hall is a sitting room to one side and large study to the other, both with fireplaces. To the rear is a double-height drawing room/dining area, while a side hall leads out to the garden. At the opposite end is a good-sized cloakroom and access to the cellar.

The drawing room is a truly opulent space with high ceilings, panelled walls, ornate cornicing, deep bay windows and floor-to-ceiling windows, as well as French doors out onto the terrace.

Double doors in this room open into the kitchen/breakfast room, another impressive space that is filled with natural light.

A range of floor to ceiling units with granite worktops offer plenty of storage, and there is a matching central island as well as a four oven AGA and built-in Welsh dresser.

A tall window with double French doors enjoys views into the garden, and there is a ‘secret’ door in the cabinets that leads through to an adjoining utility room.

The first floor of East House is home to three of the five bedrooms, all generously sized with high ceilings and large windows, and a split landing overlooking the floor below.

A further staircase takes you up to the second-floor landing/sitting area. From there is another spacious en suite bedroom and the master bedroom suite, which has its own dressing room and bath/shower room.

The property benefits from a hard-wired alarm system, fire alarm and remote accessible CCTV. Jackson-Stops notes that "items regarded as fixtures and fittings, including carpets and curtains, are initially excluded from the sale, although certain items may be available by separate negotiation".

Outside and to the front of the property, East House is approached through imposing wrought iron gates on brick pillars and up a shingle pathway with areas of grass and a variety of trees including Wellingtonia, walnut, limes, silver birch, Buxus and shaped red robin trees.

There is a large, gravelled parking and turning area accessed by wrought iron double gates and additional timber gates which are operated electronically and open on to George Street.

A high wall and timber fence to the side and rear of East House enclose the immaculate formal gardens which are decorated with close-clipped shrubs and planting, neat paths, terraces and dwarf walls. Steps lead up to a lawned area, and there are further terraces beyond.

George Street is within easy walking distance to Hadleigh’s many pubs, restaurants, delis and shops, as well as the local high school and primary school. The town also hosts a weekly market and is home to a number of lovely walks along the river and the old railway line.
