Four new units have been planned for a proposed retail park by the developers looking to build a new M&S Foodhall in Stowmarket. 

Plans for four units for land on Tomo Road and Gun Cotton Way, complete with 35 car parking spaces, access and landscaping, have been submitted to Mid Suffolk District Council by applicant Location 3 Properties Ltd (L3P). 

Location 3 Properties Ltd previously submitted an application for land across the road from this latest proposal for three retail stores, including an M&S Foodhall which has already signed up to take a space.

The latest four-unit site, plans for which were submitted on December 19, is made up of former farmland that is currently vacant and sits between a housing development on Tomo Road and the Tomo Business Park. 

Access to the site is planned via a new link road which will connect the retail park to the existing roundabout and will be shared with the adjacent three-unit development where M&S Foodhall is proposed. 

The buildings at the four-unit site would have a combined gross external floor area at ground floor of approximately 1,305sqm.

Unit one, which is described in plans as 'suiting an autocentre occupier', would have an area of 502.5sqm while the terrace of units two, three and four would have an area of 802.8sqm. 

A total of 35 parking spaces, including five disabled spaces and four EV charging spaces, would be created at the four-unit site as well as a covered cycle parking area for 18 bikes, six uncovered cycle spaces and three motorcycle spaces. 

Plans for both the four-unit site and the three-unit site with M&S Foodhall remain with Mid Suffolk District Council pending their consideration. 

The site with the proposed M&S would include 238 car parking spaces including disabled, EV charging spaces and parents and child spaces.
