Community leaders are set to give the final go-ahead for 139 homes straddling the border of two large east Suffolk villages.

Bellway Homes Ltd (Essex) will build the homes – which will include 46 affordable properties along with a new primary school with pre-school – on farm fields off High Road on the edge of Trimley St Mary and Trimley St Martin.

But St Martin parish councillors are objecting to the plans with “grave concerns” over a number of issues relating to the future management of the development and protection of open spaces.

One concern is that the upkeep of the 21-acre estate’s open areas and roads could be looked after by a management company to which residents will pay an annual fee in addition to their mortgages. The arrangement is not uncommon.

Trimley St Martin council though is seeking an assurance that communal open space and a proposed orchard will not be built on at a later date.

Members of East Suffolk Council’s planning committee south will meet on Tuesday next week to discuss the proposed development behind the Reeve Lodge sheltered complex and are recommended to approve the final project providing last-minute negotiations with highways officials over technical issues are a success.

He said: “It is anticipated that the county council will be progressing the school design process very soon and a reserved matters application for the school will also be available for consideration soon.

“The school land will be made available to the county council at no cost prior to the occupation of 50 dwellings.

“The delivery of this school is essential to the needs of this wider community and that would only be possible with the approval of this reserved matters application. This development will also deliver the roads and walking and cycle routes to the school and ensure it is a fully serviced site.”
