More details revealed for Cavendish Road 70 homes in Clare

Ceres Property Ltd, on behalf of Denbury Homes, has put forward detailed proposals for the land south of Cavendish Road in Clare.

Outline permission was given for the site to be transformed into homes earlier this year.

As well as 70 homes, there are also plans for a 30-space car park.

The applicant states it will provide "public benefits".

"The vision is to create a well-integrated, inclusive and sustainable place, where homes of varying sizes and tenures sit within a framework of tree-lined streets, generous planting, new ecological habitats, and a network of footpaths and cycle routes that connect seamlessly into existing movement corridors," a planning statement reads.

The properties will be centred around a "primary" road, with smaller, secondary drives located around the development.

Green infrastructure and public space will be integrated into the layout.

There would be a range of two, three, four and five-bedroom homes.

Forty-two would be put onto the open-market, while there would also be 19 affordable rent homes and nine shared ownership.

The planning statement adds: "The affordable homes are thoughtfully integrated throughout the layout, indistinguishable in appearance and quality from the market units.

"This tenure-blind approach contributes to a socially cohesive, mixed community that supports long-term sustainability."

Active travel schemes will be promoted throughout the site.

The planning statement continues: "The scheme provides a well-considered hierarchy of streets and spaces, a strong and legible movement network, and a layout that integrates seamlessly with the surrounding built form."

Denbury Homes is building a 53-home estate on land north of Cavendish Road, next to Stour Valley Community School.

Rainier Developments was given the go-ahead for the scheme in March.

Clare Town Council had raised concerns about the scheme at outline stage.
